An absorption analysis focuses on the pace at which available commercial space or units may be leased or sold within a defined market over a stated period. It is a market-based consulting analysis rather than a point-in-time market value appraisal, and it helps owners, developers, and investors understand demand relative to supply.
What the service involves
The assignment estimates an absorption rate — the amount of space or number of units that can reasonably be taken up by the market over time — based on historical activity, current inventory, competitive supply, and demand drivers. The conclusion is expressed as a rate and a projected timeframe, not as a single dollar value. Stated assumptions about leasing velocity, pricing, and competing projects are made explicit so the conclusion can be tested against changing conditions.

What the analysis considers

For multi-tenant properties, the mix of unit sizes and the typical tenant profile also shape the rate. The conclusion depends on the assumptions selected and is sensitive to changes in market conditions.
