An appraisal review is an appraisal review assignment — not a new appraisal. It examines another appraiser's work to assess its completeness, methodology, and the support for its conclusions, and may develop an opinion of the value reported.

What the service involves

The assignment reviews the original appraisal report for compliance with applicable standards, the appropriateness of the methodology and approaches, the quality and relevance of the data, and the support for the value conclusion. Depending on scope, it may conclude whether the reported value is supported or develop an independent opinion of value. The deliverable is a written review report documenting the findings.

When clients need this service

Lenders, attorneys, owners, and investors use appraisal reviews to evaluate the reliability of an appraisal they rely on, to resolve a dispute about a prior appraisal, or to satisfy internal review requirements. For example, a lender receiving an unfamiliar appraiser's report on a complex property may commission a review before relying on it.

What the analysis considers

The review considers the original report's scope, methodology, data, and reasoning; the applicable appraisal standards; and, where in scope, the underlying market evidence. A review does not necessarily include a new property inspection or full data collection; the scope is set up front. The conclusion addresses the quality and support of the reviewed work and, where applicable, a value opinion.

Documents and information that may help

Not every item below is mandatory for every assignment. The records that matter depend on the property and the agreed scope; we will confirm what is needed during the initial discussion.

  • The appraisal report to be reviewed
  • The intended use of the review
  • Any specific concerns or questions about the original report
  • The scope requested (review only, or review with value opinion)
  • The intended users of the review

How the engagement works

We begin by discussing the report to be reviewed and the questions you want answered to confirm scope. After agreeing on scope, we examine the report against applicable standards and the underlying evidence, develop findings, and where applicable a value opinion, and deliver a written review report. Scope, fees, and timing depend on the complexity of the reviewed report.
